The beginning of a perfect Topsail Island vacation starts with choosing the right vacation home. Read the information below to help you choose a Topsail Island vacation rental home and make your vacation dreams a reality!

Our homes have interior and exterior photographs in addition to floor plan sketches that may be viewed with each property description. Property descriptions may be accessed through the A-Z Vacation Home List or from the results of a Topsail Vacation Rental Search. Topsail Realty offers one of the largest selections of vacation homes on southern Topsail Island.  Our large selection allows you to find a home with the amenities you desire, such as elevators, internet access, boat dock or pier access, pet-friendly rentals, and more. Topsail Realty rents privately owned Topsail Island vacation homes and duplexes to families under the terms and conditions in our Vacation Rental Agreement and in the North Carolina Rental Act. 

Each home is privately owned and reflects the owner’s personal taste. Homes range from basic to luxury. Rental rates are based on location, size, amenities, and physical condition. Every effort is made to represent each home as realistically as possible.  Unfortunately we do not offer any homes that meet ADA accessibility standards. We do not rent to anyone under 24 years of age and we reserve the right to require official identification showing picture and date of birth. Topsail Realty will not be responsible for providing additional furnishings and equipment. Please make sure the home you choose will meet your needs before you make your reservation. We will be unable to move you to another home, or make other arrangements for you, after your reservation has been confirmed or upon arrival if you are not satisfied with the home you have chosen.

The maximum number of occupants allowed in each vacation home is shown in the vacation home description beside MAX OCCUPANCY. Premises may not be used or occupied at any time by more than the maximum number of occupants indicated. Adults and children, including babies of all ages, must be counted. Premises served by septic systems may not exceed occupancy of two occupants per bedroom in accordance with North Carolina Law.
Bed sizes (abbreviations shown on this page in chart provided) are indicated to allow flexibility in sleeping arrangements and do not indicate occupancy limits. Topsail Realty is authorized to rent to family groups only. Wedding and other celebratory events exceeding maximum occupancy at any time are not permitted. No teen or college age groups are permitted even if chaperoned by adults. Rental to individuals under the age of 24 is not permitted. We reserve the right to require official identification showing picture and date of birth. Overcrowding or misrepresentation is cause for immediate eviction and forfeiture of all monies paid.

Rentals are available from mid-March thru Thanksgiving.  Some homes are available for 3 to 6 night stays (partial week reservations).  Reservation requests for partial weeks may be made by calling our office and are accepted no more than 7 days in advance of the arrival date during Peak, On, and Mid seasons and no more than 14 days in advance during Off seasons (please view our Topsail Realty Rental Seasons).

Reservation requests for full weeks in the current year may be submitted online via our Topsail Vacation Home Search or by calling our office at 800-526-6432 or 910-328-5241.  Prior to submitting a reservation request, please read Topsail Realty Rental Policies for an explanation of our policies and procedures, including rental charges, cancellations, check-in and check-out procedures, and much more.  Violation of our policies and procedures may result in eviction without refund.

When you submit an online reservation request, you must call our office to verify the information submitted and finalize your request.  The office is open seven days a week 9:00 AM – 4:30 PM ET (we close daily for lunch from 11:15 AM – 12:15 PM ET).  Your request is not finalized until we personally speak with you, verify your reservation request details, enter your MasterCard or Visa credit card information, and have discussed payment instructions with you.  Online requests made during our office hours must be finalized on the day submitted by 3 PM ET.  Requests submitted when our office is closed must be finalized the following morning by 11 AM ET.  Requests that are not finalized with a Topsail Realty reservationist will be automatically canceled without further notice.

Vacation Rental Agreement documents and fliers with information about the Accidental Rental Damage Insurance and the CSA Vacation Rental Insurance will be emailed or faxed to you thereafter.  If your reservation is for arrival in more than 2 months, your initial payment is due with the completed Vacation Rental Agreement by no later than 3 PM ET 10 days from the date of the request and the final payment is due by no later than 3 PM ET 30 days prior to your arrival date. If your reservation is within 2 months of your arrival date, the full payment is due immediately by MasterCard or VISA credit card with your completed Vacation Rental Agreement.

Please read your Vacation Rental Agreement carefully, making sure all information is correct. When you complete the Vacation Rental Agreement you will indicate your choice of options, indicate the actual number of dogs you will be bringing (if the home allows dogs), and verify your MasterCard or VISA credit card information which is required as a condition of rental regardless of the payment method used.  The credit card will be charged only if you authorize payment of the amount due or IF there are any damages and/or problems not covered by the Accidental Rental Damage Insurance or in excess of the Tenant Security Deposit, whichever is applicable, and Vacation Rental Agreement violations including, but not limited to, failure to follow check-in and check-out procedures.

Topsail Realty, Inc., conducts business in accordance with the North Carolina Vacation Rental Act. Tenants are responsible for abiding by all rules, regulations, and instructions in the Vacation Rental Agreement, in the current rental brochure, in printed information provided to Tenants, and in the vacation homes.
