The beginning of a perfect vacation starts with choosing the right vacation home. Many of our homes have interior photographs that may be viewed with each property description. Property descriptions may be accessed through the A-Z Vacation Home List or from the results of a Vacation Home Search. We hope you find the information provided helpful in deciding which home will best meet your vacation needs. Topsail Realty offers one of the largest selections of vacation homes on southern Topsail Island. Take time to relax and browse through this website. Topsail Realty rents privately owned vacation homes and duplexes to families under the terms and conditions in our Vacation Rental Agreement and in the North Carolina Rental Act. 

Each home is privately owned and reflects the owner’s personal taste. Homes range from basic to luxury. Rental rates are based on location, size, amenities, and physical condition. Every effort is made to represent each home as realistically as possible.  Unfortunately we do not offer any homes that meet ADA accessibility standards. We do not rent to anyone under 24 years of age and we reserve the right to require official identification showing picture and date of birth. Topsail Realty will not be responsible for providing additional furnishings and equipment. Please make sure the home you choose will meet your needs before you make your reservation. We will be unable to move you to another home, or make other arrangements for you, after your reservation has been confirmed or upon arrival if you are not satisfied with the home you have chosen.

Rentals are available from mid-March thru Thanksgiving.  Some homes are available for 3 to 6 night stays.  Reservation requests for partial weeks or weekends may be made by calling our office and are accepted no more than 7 days in advance of the arrival date during Peak and On seasons and no more than 14 days in advance during Mid and Off seasons.

Reservation requests for full weeks in the current year may be submitted online at Vacation Home Search or by calling our office at 800-526-6432 or 910-328-5241.  Prior to submitting a reservation request, please read Rental Policies for an explanation of our policies and procedures, including rental charges, cancellations, check-in and check-out procedures, and much more.  Violation of our policies and procedures may result in eviction without refund.

When you place an online request for a Vacation Rental Home, complete the Guest and Occupancy Information.  The online Summary of Charges includes the optional insurance cost and pet rent for the maximum allowed number of dogs. 

After submitting an online request, please call our office the next business morning to verify the information you submitted.  The office is open seven days a week and is closed for lunch from 11:15 to 12:15 daily.  Your reservation request is not finalized until we personally talk with you to verify the information you submit, and explain payment instructions.  Reservation requests that are not finalized via a personal phone conversation with a Topsail Realty reservationist the next business morning are automatically cancelled without further notice. 

After we have finalized your reservation request for an arrival date that is more than 45 days away, we will mail a Vacation Rental Agreement to you.  Read, complete, and return the Agreement with the specified payment.  Your reservation is confirmed when Topsail Realty accepts your completed Agreement and full Initial Payment.  Upon confirmation of your reservation, a receipt showing the amount paid and the Final Payment amount and due date will be mailed to you.  Payments must be received by the specified due dates or the reservation will be cancelled without notice.

If you are scheduled to arrive in less than 45 days, the Vacation Rental Agreement will be emailed or faxed to you and payment in full instructions will be provided.

Topsail Realty, Inc., conducts business in accordance with the North Carolina Vacation Rental Act. Tenants are responsible for abiding by all rules, regulations, and instructions in the Vacation Rental Agreement, in the current rental brochure, in printed information provided to Tenants, and in the vacation homes. Vacation home descriptions include the bed sizes and special amenities in the individual home. Linens are not provided (see Don’t forget to bring…).
